About

Hudson Real Estate

Locally owned and operated property management across DFW / North Texas.

Who we are

A small shop, by design.

Hudson Real Estate LLC is a locally owned residential property management firm serving four markets across DFW / North Texas. The business is run by one person who reads every email, walks every property, and signs every lease — not a regional team rotating through a portfolio.

That structure is the product. Larger property managers scale by abstracting the relationship — call centers, ticket queues, account-manager rotations. It works at thousand-door scale; it stops working at the level of a specific tenant in a specific home. We picked the smaller structure on purpose.

If you're a property owner, you get one decision-maker who knows your asset and your tenants. If you're a tenant, you get the same person every time you call — not a routing tree. From rural Montague County to the denser DFW suburbs, the standard doesn't change.

What “personally managed” actually means

A different kind of property manager

Most property management companies are structured to scale, not to serve. The day-to-day looks like this on each side.

When you call, I answer.

One number, one human. The same person you hire is the one who answers the phone, walks the property, and knows your tenants.

Routed through a call center.

Inbound calls hit a queue. The "account manager" assigned today may not be the one assigned next week.

I walk every property in person.

Move-in, mid-lease, and move-out walkthroughs are physical, dated, and photo-documented. Owners get the same packet I get.

Photo-only inspections.

Drive-by photos or tenant-uploaded snapshots. Issues hide between scheduled inspections; small problems become expensive ones.

Decisions in hours, not weeks.

Repair approvals, vendor dispatch, lease questions — the person making the call is the person reading the message.

Multi-tier approval chains.

Tenant request → leasing agent → portfolio manager → regional director. Days lost to internal handoffs that don't serve the owner or the tenant.

I know every tenant by name.

Lease history, communication preferences, who renewed and why — context that compounds over time and makes every interaction smoother.

Account assigned by region.

Tenants get re-assigned when staff turnover hits. Each transition is a fresh start with no institutional memory of the property or the people in it.

Where we work

Service Areas

Four markets across DFW / North Texas, each with its own rental dynamics. We know each one.

Nocona, TX

Montague County, ~3,000 residents. Tight rental supply, long-tenure tenants. We know the floor plans, the streets, and the contractors who actually show up.

Bowie, TX

Twenty miles southeast of Nocona, also Montague County. Mix of single-family rentals and small multi-family. The same hands-on management that works in Nocona scales here without losing its character.

Lewisville, TX

Denton County, ~115,000 residents. High-velocity rental market with strong school-driven demand. Pricing has to be sharp; turnover windows have to be short. We move fast on both.

Plano, TX

Collin County, one of the strongest rental fundamentals in North Texas. Corporate relocations, top-tier schools, low days-on-market. Our owners here expect tight execution and clean reporting — that's the bar we meet.
